The problem is that custom homes aren’t commodities.
They aren’t refrigerators.
They aren’t cars.
They aren’t identical products sitting on a shelf.
Every builder is making assumptions.
Every builder is including different allowances.
Every builder has a different level of detail.
So when you compare two numbers that were created differently…
…you’re not actually comparing the same thing.

For decades, homeowners have been told to “bid out” their project.
Unfortunately, custom homes don’t fit that model very well.
The traditional bidding process rewards whoever can produce the most attractive number—not necessarily the most accurate one.
Sometimes that’s intentional.
Sometimes it’s simply because there isn’t enough information available yet to build a realistic budget.
Either way, the homeowner usually discovers the difference after construction begins.

2. Clear is kind
Before anyone can honestly tell you what your home will cost, they need to understand what you’re actually building.
That means conversations about:
- your property
- utilities
- site work
- your priorities
- finishes
- your lifestyle
- future plans
- budget expectations
The more clarity everyone has upfront, the fewer surprises show up later.
A number without context isn’t helpful.
A realistic plan is.

3. Price vs. Reality
We’re not suggesting you ignore price.
Far from it.
Budget matters.
What doesn’t work is allowing price to become the only factor before anyone has truly defined the project.
When builders are only competing on a number, they’re naturally incentivized to lower that number however they can.
That can mean:
- lower allowances
- omitted site work
- optimistic assumptions
- missing details
- future change orders
The lowest number often isn’t the lowest final cost.

4. Fast can cost you
Think about what happens during a typical bidding process.
The builder who asks the fewest questions…
gets the estimate back first.
The builder who assumes fewer details…
usually comes in cheaper.
The builder who spends several hours learning your project…
often loses because their number isn’t the lowest.
Ironically, those extra questions are usually what protect homeowners later.

5. Apples to Apples?
Imagine you’re comparing these two builders.
Builder A
- Gives you a number quickly.
- Doesn’t visit your property.
- Asks very few questions.
- Uses standard assumptions.
Builder B
- Walks your land.
- Talks through your goals.
- Reviews utilities.
- Discusses design priorities.
- Builds a budget around your actual project.
Builder B probably takes longer.
Builder B might even cost more.
But they’re pricing your home—not someone else’s assumptions.

6. Surprise
Nobody intentionally chooses stress.
But sometimes the bidding process creates it.
Common problems include:
- unexpected site costs
- allowance shortages
- repeated change orders
- construction delays
- redesigns
- difficult budget conversations
- compromises made halfway through the build
Most of these aren’t because someone is dishonest.
They’re because the project wasn’t fully understood before the number was created.
